“Good things come to those who wait” has never been the mantra of the real estate industry. “You snooze you lose” seems to be a more fitting maxim, especially here in Boston.

If you’ve ever braved the world of Boston apartment rentals, you are well aware of the need for speed. We’ve all had an agent show us the apartment of our dreams, only to hear it’s been snatched up right when we’re about to pull the trigger.

It’s an undeniably unpleasant, stress-filled sprint to the finish. So for those of you who still find yourselves apartment-less in August, pressure is high. We are entering the final countdown to D-Day – also known as September 1st – and time is running out. Many fear the window opportunity has passed. Certainly, all livable locations have been rented by now. It’s too late. You’ve lost your chance. All that’s left to do is curl up in a fetal position and panic.

But before you declare all hope is lost and start dreading another year stuck next to your nightmare neighbors or buried in your Brighton basement abode, take a breath and listen up. You might not be as bad off as you think. In fact, you might even find yourself in a better position than your prudent pals who rented way back in May to “beat the rush.” The Boston real estate market might be a miserable nightmare, but it’s full of surprises, some of which can work in your favor.
